When mold damage is present, it’s time to call in the mold removal experts. PHC Restoration is staffed with experienced technicians that are extensively trained in mold remediation. Experts in the mold remediation process, they know how to safely contain, clean and remediate mold while returning your property back to normal.
Excessive moisture can cause mold growth to occur, particularly when water damage is not promptly and correctly repaired, often resulting in hidden mold. Common sources of excessive moisture include:
- Water damage left untreated
- Improper drainage
- High humidity levels due to inefficient HVAC systems
- Insufficient ventilation
- Construction defects
- Water intrusion
Mold Remediation Plan
Our highly skilled mold remediation team can tackle any mold removal project, big or small. We begin by creating a custom remediation plan to safely contain the affected area. This prevents any further contamination. We look for surface mold on wood surfaces and any porous materials as well as any hidden mold. We discard any materials that are unable to be cleaned or disinfected. Our cleaning process includes using HEPA vacuuming and damp wiping with an antimicrobial solution which allows the removal of potentially harmful mold spores, ensuring indoor air quality.
Mold in Crawl Spaces
Mold in a property’s crawl space accounts for the majority of requests we receive for mold evaluations. A variety of factors can cause mold to grow in a crawl space, including:
- Excessive ground moisture
- Damaged ductwork
- Undiscovered water leaks

The Environmental Protection Agency says: “Is sampling of mold needed? In most cases, if visible mold growth is present, sampling is unnecessary. Since no EPA or other federal limits have been set for mold or mold spores, sampling cannot be used to check a building’s compliance with federal mold standards. Surface sampling may be useful to determine if an area has been adequately cleaned or remediated. Sampling for mold should be conducted by professionals who have specific experience in designing mold-sampling protocols, sampling methods, and interpreting results. Sample analysis should follow analytical methods recommended by the American Industrial Hygiene Association (AIHA), the American Conference of Governmental Industrial Hygienists (ACGIH), or other professional organizations.” (Source: EPA)
When should you consider a mold inspection or testing?
- When you can’t see mold but you can smell it–testing can show elevated mold levels and where it is located
- If you’ve experienced a plumbing leak or water issue and you suspect mold could be growing behind the walls
- To ensure the mold levels are back to normal after mold remediation has been completed
- You have an allergic reaction (runny nose, sneezing, or itchy eyes) associated with being in a certain room
- Settle any landlord or tenant dispute
- When buying a new home
What you should know about a mold inspection
- should be conducted by a qualified mold inspector
- should look for mold within the building and inside walls
- should look for sources of moisture
- should look for evidence of past or current mold growth
